Multifamily Home
Renovation
Multifamily renovation in Washington DC has its own constraints — occupied units, tenant rights, separate utilities, fire-rated assemblies between units, and a city building code that takes habitability seriously. We renovate small multifamily buildings, English-basement-equipped row houses, and full apartment buildings for DC landlords and owner-occupiers. Work is sequenced to minimize tenant disruption and to keep the building's certificate of occupancy intact.
Our Process
- Building assessment — walk every unit, document existing conditions, identify code gaps, and prioritize the scope.
- Scope & phasing — unit-by-unit, floor-by-floor, or full-building — phased so tenants and operations are disrupted as little as possible.
- Code & life-safety upgrades — fire-rated walls and floors, egress, smoke and CO detection, and sprinklering where required.
- Unit renovations — kitchens, baths, flooring, paint, and finishes designed to hold up to rental turnover.

Turnover-Ready Finishes:
Durable flooring, easy-clean paint, and fixtures specified for rental life rather than show-home aesthetics.
Tenant-Aware Scheduling:
We sequence work to limit disruption — quiet hours respected, common areas kept usable, communication on schedule.
Life-Safety Code:
Fire-rated assemblies, egress, alarms, and sprinklers brought up to current DC code as part of the work.
Permits & Certificates:
DOB filings, basic business license coordination, and certificate of occupancy handled where the scope requires it.
