- Pre-construction & lease review — review the lease work letter, landlord requirements, and any existing kitchen infrastructure before we estimate.
- Permits & approvals — DOB building permit, DC Health filings, mechanical and plumbing reviews — sequenced to hit the timeline.
- Kitchen & MEP buildout — hoods, grease interceptors, gas, plumbing, refrigeration rough-ins, and electrical capacity for the kitchen line.
- Dining room finish & inspections — dining room finishes, ADA-compliant restrooms, health inspections, and a clean turnover to operations.

Hoods, grease traps, gas, refrigeration, and electrical capacity sized for the menu and brand — not the previous tenant.
Health & ADA Code:
Health department-ready surfaces, ADA-compliant restrooms and access, and inspections handled with the right paperwork.
Schedule Discipline:
Opening dates aren't negotiable. Detailed schedules, early permit filing, and trade coordination to keep the line moving.
